What is a Level 3 Building Survey?

A Level 3 Building Survey — also called a Full Structural Survey — is the most thorough property survey available.

It's designed for large, older or more complex buildings, including those with significant alterations or visible disrepair. The survey reveals the property's true condition, including visible defects and structural issues, before you legally commit to buy.

Why it matters: one investor client was about to buy at auction until our report identified significant issues — saving them £180,000.

Who should consider this survey?

Not every property needs a Level 3, but we strongly recommend it for:

Older properties

Pre-1900 homes or those of historical significance.

Large properties

Bigger homes, especially with extensive alterations.

Visible defects

Signs of damp, cracking or subsidence.

Frequently asked questions

Is a Level 3 the same as a full structural survey?

Yes — "full structural survey" is the older name for what RICS now calls a Level 3 Building Survey.

Do I need a Level 3 if the property is a newer build?

Usually not. For newer, conventional homes a Level 1 or Level 2 is often enough. We'll recommend the right level when you call.

Will the report help me negotiate on price?

Yes. Repair cost estimates give you evidence to renegotiate, request repairs or walk away.
